About Us
The Geneva Landlords Association was founded in August of 2007 by two landlords who, despite having been in the rental industry for over ten years, were frustrated over the lack of tools available to properly screen tenants and the lack of support (almost non-existant) for Landlords in the Geneva area. Realizing that over 50% of the properties in the City are rental properties, they knew that many other Landlords were probably in the same situation....and so the GLA was born.
By December of 2008, only 15 months after its inception, the GLA was 60 members strong and continuing to grow. The leadership team of the GLA is committed to helping other landlords succeed in their businesses by every legal means possible. Following in the footsteps of other successful Landlords associations, the GLA began to develop databases of public information. Things like evictions and arrests which even though is considered public information, is difficult and cumbersome for the average landlord to obtain. We compile this information and present it in an easy to find format.
The GLA is committed to working with other community organizations and the City of Geneva to help our investments grow.

While it's true that tenants have many rights that we as landlords must respect, landlords have rights as well...
In General
, a Landlord has the right to rent to persons who:
1) Have the resources to pay rent/security deposit
2) Are already in the habit of paying rent on time
3) Exercise reasonable care for the dwelling unit
4) Will agree to follow reasonable terms and conditions of a tenancy
5) Does not pose a direct threat to others
Screening Rights

status, sexual orientation, familial status, or disability.
In order to determine if an applicant will be a suitable tenant, a landlord can request:
1) Credit references
2) Personal references
3) Income verifications
4) Information about previous tenancies
5) Criminal records

As a condition of leasing to a tenant, a landlord can require:
1) A rental agreement (either oral or in writing)
2) A security deposit
3) The names of all persons occupying the unit

A landlord has the right to:
1) End the tenancy with sufficient notice
2) Lawfully evict a tenant, who fails to pay rent when it is due
3) Lawfully evict a tenant when he/she refuses to leave the premises after the expiration of
the rental agreement
4) Lawfully evict a tenant when he/she does not perform the duties as described in the rental
agreement
5) Receive sufficient notice from the tenant that he/she wishes to end the lease/agreement
and
6) Increase the rent with sufficient notice.
